A $1 Billion Portfolio with Exceptional Cash Flow


Upon completion, this portfolio of MIPs is projected to reach a valuation of over $1 billion, with an annual cash flow of $100 million. By focusing on properties that offer consistent yearly rental growth, we aim to provide investors with solid and reliable returns and a unique opportunity to lead in Victoria’s evolving rental market.

Victoria’s Rental Crisis: A Pressing Challenge


Victoria is currently grappling with a severe rental crisis, marked by a significant decline in available rental homes. In the past year alone, the number of occupied rental properties fell by over 15,600, with a staggering drop of 10,400 in the last three months. This trend has been highlighted by a decrease in active rental bonds to 658,106—a 2.3% reduction from the previous year, the first annual decline since 1999.

 

New rental lettings plummeted 11.8% year-on-year, reflecting a tight rental market and dwindling affordability. With vacancy rates as low as 0.8% in Melbourne, renters face escalating competition and rising rents. At the same time, factors such as a shortage of new housing construction, tax pressures on landlords, and interest rate hikes have strained the rental ecosystem. As Victoria’s population grows, the demand for secure, affordable, high-quality rental properties is more urgent than ever.
